371,780 SF four-story office building on 47.00 acres
Four 1982 ($13M Renovation completed 2012-2013) Air-cooled condensers and compressors with variable-speed drives, high-efficiency motors and a new Direct Digital Control (DDC) Building Management System (BMS). Digitally controlled Variable Air Volume (VAV) based air distribution system. Heat is provided by gas-fired modular boilers, which serve perimeter units throughout the building. 7,500 Amp, 277/480 volt, three phase-service Six (6) modern hydraulic passenger elevators and one (1) high-capacity hydraulic freight elevator. The passenger elevators have been renovated with all-new interior finishes, lighting and operating controls. The building is currently served by city water from New Jersey American Water Company. Main service consists of a consumption check/meter located in the central core of the building. Supply risers extend up through the stacked toilet core and at wet column locations in each wing of the building.
The building is 100% sprinklered and a new, fully addressable digital fire alarm system designed to support the latest life safety code requirements. Center 78 has achieved Gold LEED certification in 2013, following the completion of comprehensive renovations of the building lobby, common areas and mechanical systems. In addition, the installation of new LED exterior lighting and a sustainable landscape design has enhanced the efficiency of the property. The property is equipped with a new digital camera surveillance system, which monitors and records the buildings common and parking areas. A card access system provides tenants with after-hours and weekend access to the building and also provides access to the building amenities. The building features a saw tooth design with a steel structure and a 30' x 30' column grid, providing optimum flexibility for both open and closed layouts.
